"Just making two lifestyle changes has a big overall effect and people don't get overwhelmed," said Bonnie Spring, a professor of preventive medicine at Northwestern University Feinberg School of Medicine, and lead author of the study published in Archives of Internal Medicine.

"Americans have all these unhealthy behaviors that put them at high risk for heart disease and cancer, but it is hard for them and their doctors to know where to begin to change those unhealthy habits," Spring said. "This approach simplifies it."

With this simplified strategy, people are capable of making big lifestyle changes in a short period of time and maintaining them, according to the study.

Spring wanted to figure out the most effective way to spur people to change common bad health habits: eating too much saturated fat and not enough fruits and vegetables, spending too much sedentary leisure time and not getting enough physical activity.

She and colleagues randomly assigned 204 adult patients, ages 21 to 60 years old, with all those unhealthy habits into one of four treatments. The treatments were: increase fruit/vegetable intake and physical activity, decrease fat and sedentary leisure, decrease fat and increase physical activity, and increase fruit/vegetable intake and decrease sedentary leisure.

During the three weeks of treatment, patients entered their daily data into a personal digital assistant and uploaded it to a coach who communicated as needed by telephone or email.

Participants could earn $175 for meeting goals during the three-week treatment phase. But when that phase was completed, patients no longer had to maintain the lifestyle changes in order to be paid. They were simply asked to send data three days a month for six months and received $30 to $80 per month.

"We said we hope you'll continue to keep up these healthy changes, but you no longer have to keep them up to be compensated," Spring said.

The results over the next six months amazed Spring. "We thought they'd do it while we were paying them, but the minute we stopped they'd go back to their bad habits," she said. "But they continued to maintain a large improvement in their health behaviors."

From baseline to the end of treatment to the end of the six-month follow-up, the average servings of fruit/vegetables changed from 1.2 to 5.5 to 2.9; average minutes per day of sedentary leisure went from 219.2 to 89.3 to 125.7 and daily calories from saturated fat from 12 percent to 9.4 percent to 9.9 percent.

About 86 percent of participants said once they made the change, they tried to maintain it. There was something about increasing fruits and vegetables that made them feel like they were capable of any of these changes," Spring said. "It really enhanced their confidence."

"We found people can make very large changes in a very short amount of time and maintain them pretty darn well," Spring said. "It's a lot more feasible than we thought."

Even Indians themselves don't agree as they debate the case of Senate candidate Elizabeth Warren, whose disputed claim of Native American identity is shining a rare spotlight on the malleable nature of Indian heritage and the long history of murky claims to such ancestry.

Warren, a Harvard Law School professor and Democrat who is running in Massachusetts against Republican incumbent Sen. Scott Brown, was listed as Native American in several law school directories. Warren has said that her "family lore" described Indian ancestors, and the New England Genealogy Association said it found indications ? but not proof ? that Warren had a Cherokee great-great-great grandmother, which would make her 1/32 Indian.

"I'm proud of my heritage," Warren said Thursday. Asked how she knew it included Native Americans, she replied, "Because my mother told me so."

Her opponents question whether Warren chose this heritage to gain advantages available to Indians and other underrepresented groups in academia.

"Warren has zero evidence that she is at all Native American," said Brown's campaign manager, Jim Barnett. The genealogy association acknowledges that it found only secondary references to Cherokee family members, not primary sources such as marriage, birth or census records.

Among Native Americans, the varying opinions demonstrate that Indian identity is subjective even among Indians themselves.

When David Eugene Wilkins first saw Warren interviewed during her nomination to a federal post, he was smitten by her intelligence and politics. But when he heard about her claims of Indian ancestry, "I shook my head and said, 'Oh no.'"

"For us it was always about allegiance rather than biology or ancestry," said Wilkins, an enrolled member of the Lumbee tribe and professor of American Indian studies at the University of Minnesota.

"It's where you place your political, cultural, emotional allegiance. She lived her entire life and never had any association whatsoever with any community. So something doesn't wash for me," Wilkins said.

But David Treuer, an award-winning writer and Ojibwe Indian from Leech Lake Reservation in Minnesota, said there is a difference between Indian identity and ancestry ? you can have one without the other.

"An Indian identity is something someone claims for oneself; it is a matter of choice," Treuer wrote in a Washington Post essay titled, "Elizabeth Warren says she's Native American. So she is."

Islamabad/New Delhi, 26 May 2012. India and Pakistan on Friday failed to sign an agreement on a liberalised visa regime, expected at the end of the home secretary-level talks in Islamabad, and merely agreed to do so soon, after Islamabad insisted at the last minute on ?political participation?.

The two sides, however, did agree to further cooperation between their investigative agencies, including on 26/11, while Pakistan agreed in principle to receive an Indian judicial commission for a probe into the November 2008 Mumbai attacks.

India?s displeasure at Friday?s developments was evident with foreign secretary Ranjan Mathai telling reporters in New Delhi: ?We had gone there fully prepared to sign it (the agreement).? He also noted ?both sides had attached a lot of importance on signing the visa agreement?.

Mr Mathai attributed the failure to ink the pact to ?some delay in their (Pakistani) procedures? as well as Pakistan interior minister Rehman Malik?s ?desire for political participation in inking the agreement?.

Mr Malik, who met India?s home secretary R.K. Singh separately, said he had invited home minister P. Chidambaram to visit Pakistan, and hoped the agreement could be signed during Mr Chidambaram?s visit.

Mr Malik had made a similar suggestion a month ago, but Mr Chidambaram had declined then, suggesting it be done at the talks between the home secretaries.

Mr Mathai recalled the decision (on the visa agreement) was taken when Pakistan President Asif Ali Zardari met Prime Minister Manmohan Singh in New Delhi in April. The planned visa regime relaxation was seen as a major step in furthering the peace process. External affairs minister S.M. Krishna told Parliament after the Singh-Zardari meeting a ?liberalised visa agreement should be signed at the next meeting of the home secretaries?.

A joint statement issued in Islamabad on Friday after the two-day talks between Mr R.K. Singh and Pakistan?s Khwaja Siddique Akbar said the two nations agreed to sign a new visa agreement at an early date. The Pakistani side said ?some internal approvals were under process, and (it) will be signed once they are in place?.

On 26/11, it said Pakistan ?agreed in principle to receive a judicial commission from India?, and that ?modalities, mandate and composition of the commission will be worked out through diplomatic channels?.

Mr Malik said both sides exchanged dossiers on terror-related issues, and Pakistan had got additional evidence from India against Hafiz Saeed. He added Pakistan could not act on the basis of ?hearsay?, and that it would examine the evidence against Saeed.

Two Tibetans set themselves on fire outside a Buddhist temple in Lhasa, the first of a series of self-immolation protests against Chinese rule over Tibet to take place in the regional capital, Radio Free Asia reported on Monday.

The broadcaster said the two Tibetans were taken away by security forces who quickly cleared the area where the immolations took place on Sunday in front of the Jokhang Temple, a key pilgrimage site and tourist destination in the heart of Lhasa.

The city was "filled with police and paramilitary forces and the situation is very tense" in the wake of the self-immolations, the US government-sponsored broadcaster quoted an unidentified source in Lhasa as saying.

At least 34 Tibetans have set themselves on fire since March 2011 in protest against China's six-decade rule over Tibet, according to Tibetan rights groups. At least 24 have died.

Beijing has branded the self-immolators "terrorists" and criminals and has blamed exiled Tibetans and the exiled Tibetan spiritual leader, the Dalai Lama, for inciting them.

China brands the Dalai Lama, who fled into exile in India in 1959 after an abortive uprising against Chinese rule, as a separatist. The Dalai Lama says he is merely seeking more autonomy for his Himalayan homeland.

Telephone calls to the Tibet Autonomous Region and Lhasa municipal governments were not answered.

Robbie Barnett, a Tibet expert at Columbia University in New York, said he had heard reports of the self-immolations from people in Lhasa, with a person describing the city as "boiling.

"For the Chinese authorities, it has very serious implications and suggests that the movement is spreading among Tibetans," Mr. Barnett told Reuters. "It could lead to an increased severity of restrictions and controls."

Voice of America, another US-backed radio station, reported online that the two Tibetans who set themselves on fire were restaurant workers, not monks.

Only one other self-immolation had been reported in the Tibet Autonomous Region, a province-level administrative area under the central government. The rest occurred in Tibetan-populated areas of other provinces in southwestern China.

The Chinese term for the Jokhang Temple was blocked on Monday on the popular microblogging site Sina Weibo.

SAVANNAH, Ga. (AP) ? A cluster of thunderstorms stalled off the U.S. coast on Saturday is expected to make for a sloppy, rainy Memorial Day on beaches and in tourist towns from Florida to South Carolina.

Tropical storm warnings were in effect for the entire Georgia coastline, as well as parts of Florida and South Carolina.

Beryl was technically still considered a "subtropical storm," but the system is expected to bring winds and rain to the area regardless of its official classification.

Tropical storm conditions ? meaning maximum sustained winds of 45 mph (72 kph) ? could reach the coast as early as Saturday night. Some coastal flooding is forecast, as the rain could cause high tides.

On Saturday afternoon, Beryl had stalled off the U.S. coast and was centered about 230 miles (370 kilometers) east-southeast of Charleston, S.C. It was expected to start moving again later in the afternoon.

The southeastern coast is popular with tourists who visit to enjoy the beaches and wilderness areas.

"A three-day thunderstorm is what it's probably going to be," said Jay Wiggins, emergency management director for Glynn County, which is about 60 miles south of Savannah and includes Brunswick and St. Simons Island. "Unfortunately, it's going to ruin a lot of Memorial Day plans."

Wiggins said he expects some flooded roadways and scattered power outages, perhaps some minor flooding in waterfront homes, but otherwise little damage. However, he urged beachgoers to beware of dangerous rip currents.

On Tybee Island, home to Georgia's largest public beach east of Savannah, employees at Amy Gaster's home and condo rental business were making sure arriving guests were aware of the approaching storm. Gaster said her 180 rentals were sold out and nobody was canceling plans or asking to check out early.

"Mostly I think people are just curious," said Gaster, adding that guests were being urged to bring in patio furniture if the winds kick up and prepare to hunker down for movies and home cooking Monday. "We're just saying take advantage of today as your beach day and get it while you can."

On Cumberland Island, a federally protected wilderness area beloved by hikers and campers, superintendent Fred Boyles said he planned to wait until Sunday to decide if campers need to evacuate before the storm arrives. Boyles said he had about 100 campers planning to stay overnight Sunday, and the only way to leave Cumberland Island is by ferry.

While Georgia hasn't taken a direct hit from a major hurricane in 114 years, the last time a tropical storm made landfall here was in August 1988. Tropical Storm Chris hit near Savannah but did little damage as it pushed northward into South Carolina.

In South Carolina, Beaufort County Emergency Management deputy director David Zeoli (zee-oli) said that at midday Saturday word went out to first-responders along the coast near the Georgia line to pay attention to the storm's progress. Officials haven't been ordered to work on an otherwise lovely day for the beach, but have been told to stay near a phone, Zeoli said.

Two points from Ms. Brogan?s debacle. Number 1, no one day-trades for 30 years, for the same reason that no one plays day-Russian Roulette, day-wrestles grizzly bears or day-shoots up heroin for 30 years.

Also, risking your own money in the hopes of returns isn?t something you do ?in (your) spare time.? It requires a little more intellectual commitment and wariness than do quilting or playing Gran Turismo 5.

Alright, a 3rd point. What was she expecting? Of the thousands of equities she could have chosen to purchase last week, she picked the one with zero history as a public company. If you?d asked her ?Why?d you buy Facebook today, instead of Hewlett-Packard or Time Warner??, what do you think she would have answered? Or any other sheep who thinks investing is about status and internal feelings of hipness rather than making a mother-loving profit?

Because they thought they could beat the system. They?d be the ones to buy Facebook at (its opening price + x), then sell it hours later at (its opening price + x + y). Which is to say, they had to know they wouldn?t be the absolute first in line, right? And that the people who did get in earlier were entitled to their own profit, right? Still, Ms. Brogan and her compatriots had it all figured out. They?d get in early enough to allow those preceding investors their profit, then enjoy their own as they cashed out to the next round of lemming/piranha hybrids on the horizon.

Oh, who are we (and they) kidding? The day traders and speculators who tried to buy Facebook stock as early as possible would have held onto it had it risen. Fortunately for them, or at least for us, it didn?t.

But no, the alleged ?30-year day trader?, the college kid, and the Louisianan looking to settle his retirement in one day know more than the insiders do.

The chance of you purchasing Facebook stock at the appropriate minute on the day of its IPO, then selling it within a day or two at a substantial profit, is nonexistent. First, you don?t know as much as the stock?s underwriters do, and second, if you?re greedy enough to try and time the market like that, you?re not going to be satisfied with a modest $4 or $5 gain. You?ll want that baby to rise to hundreds of dollars a share, just as AOL (now around $28) and Yahoo! ($15 or so) did. Otherwise you?re alleging that the avarice that got you there in the first place can be kept in check at certain points. Come on.

We do way too many sports analogies on this site, but that?s not going to stop us from doing another one. If you sink a half-court shot to win a Kia Sorrento at halftime of an NBA game, even if you hit nothing but net, the home team?s general manager is not going to offer you a contract. Not even at the league minimum. You got lucky. The ability to consistently hit half-court shots is as rare, and as practically useless, as the ability to time when to get into and when to get out of IPOs. We say ?practically? useless because you can?t build an offense around 3-point attempts taken 47? from the basket, any more than you can build an investing strategy around knowing when to board and disembark the IPO train.

Imagine if had been Koch Industries that went public. (As if. The Koch brothers aren?t stupid.) The biggest private company in the world then opens itself up to general investors, and a combination of nefarious underwriting and technical glitches leads to a bunch of unprepared dilettantes losing their money. The U.S. Senate, the President and the SEC wouldn?t be able to land on Koch management fast enough. The 1%, keeping the 99% down, etc., etc. Meanwhile, if a tousle-headed 20-something with an affinity for hoodies is at the helm, and if the product in question is something commonplace, benign, and beyond most people?s technical understanding, no big deal.

Investing isn?t a freaking game. It can be fun and rewarding, but a) not over the course of an afternoon and b) it takes work. Here, read this?and step back from the maelstrom. You can thank us when you?re rich.

Iran nuclear talks: What world powers are offering, Iran isn't buying. Yet.

The parties to the Iran nuclear talks agreed only to reconvene, in Moscow next month. For now, any inducement short of easing sanctions is not enough to persuade Iran to relinquish its 20-percent-enriched uranium.

Apparently not. Or at least, not so far. That is one reason that talks between Iran and the US and other world powers on Iran?s nuclear program ended Thursday without any agreement ? except to reconvene the talks in Moscow next month.

The two days of talks in Baghdad failed to narrow differences between the two sides over how a deal easing international tensions over Iran?s nuclear program should look.

Iran wants a significant easing of the existing and looming sanctions on its economy, including its life-blood petroleum industry, in exchange for any concessions. But world powers want Iran to give up its stockpile of uranium enriched to 20 percent purity ? a level that can be further purified relatively quickly to the 90-percent-enriched uranium to fuel a nuclear weapon ? but without any roll-back of sanctions, at least initially.

The proposal presented to Iran includes a list of other incentives, and that?s where the airplane parts come in. But so far Iranian officials are scoffing at the seriousness of the proposal presented by the European Union?s foreign policy chief, Catherine Ashton, who is leading negotiations for the world powers.

?Giving up 20 percent enrichment levels in return for plane spare parts is a joke,? Hassan Abedini, an executive with Iranian state-run media who was briefed on the talks, said in comments to the Associated Press.

The Iranians want an immediate easing of sanctions to be part of any deal, but so far the world powers ? the US, Russia, China, Britain, France, and Germany ? are not biting. US officials insist privately that it was the increasingly severe sanctions that brought the Iranians to the table in the first place.

In comments to reporters in Washington Thursday after the conclusion of the Baghdad talks, Secretary of State Hillary Rodham Clinton was adamant that sanctions would not be eased any time soon ? certainly not before talks reconvene in Moscow June 18.

?As we lay the groundwork for these talks, we will keep up the pressure,? she said.??All of our sanctions will remain in place and continue to move forward during this period.?

Yet even amid the refusals to budge on both sides, the discussions were apparently promising enough for the parties to agree to keep the talks going.

?It is clear that we both want to make progress, and that there is some common ground,? Lady Ashton told reporters following the talks. Despite the ?significant differences [that] remain,? she added, ?we do agree on the need for further discussion to expand that common ground.?

The world powers may see some advantage in allowing three weeks to go by before talks reconvene ? for one thing, that will take Iran closer to imposition of the European Union?s embargo on Iranian oil imports, and deeper into US sanctions on its central bank.

But the delay also involves some risk ? in particular that Israel, and allied members of Congress, will dismiss the extended time frame for negotiations as merely an opportunity for Iran to continue enriching uranium and progressing towards ?nuclear weapons capability.?

And that could prompt Israel to renew its threats of launching air strikes on Iranian nuclear facilities. Already on Wednesday, Israeli Defense Minister Ehud Barak said that an agreement by Iran to open its facilities to more intrusive United Nations inspection would not be enough for Israel to desist from weighing military options.

In her remarks, Secretary Clinton appeared to try to address anticipated criticisms of the negotiations calendar by emphasizing what she called the unprecedented unity of the world powers in their approach to Iran.

?I think if you had asked three and a half years ago, certainly when I started this job, could we have unity around some very difficult issues with Iran and have everybody onboard speaking literally off the same page with the same voice, there would have been a certain level of skepticism,? she said.

The question now will be whether that ?unity? that includes Russia and China, traditionally more sympathetic to Iran?s perspective on its nuclear program, will be enough to cool demands for not just talks but action on Iran.

The Lure of Distressed Properties Could Prove Distressing to ...

(TheNicheReport) ? The American residential real estate market is still reeling from the bursting of the housing bubble. Frustrated applicants who have failed to either purchase a new home or refinance an existing mortgage are looking at lease agreements as their best options, and the rental market is heating up as a result.

The rental market is luring more would-be landlords and real estate investors with their sights set on the bargains that can be found in the inventories of distressed properties. Banks are thus far pleased with this turnaround. Short sales, foreclosed homes and properties assigned to real estate-owned (REO) portfolios are being snapped up by opportunistic investors. The market of distressed properties is heating up, thanks in great part to a change of heart by the banks. Investors, however, should approach this market with great caution.

Over the last few months, the distressed property frenzy reported by some financial institutions and realtors has failed to improve the value of real estate. In fact, many homes are being sold at discounts so deep that they have managed to take away value from the residential housing market. According to Housing Pulse, a survey conducted by real estate analytics firm Campbell/Inside Mortgage Finance, all categories of residential properties in the United States managed to lose value in March. Distressed properties, REO homes, foreclosures, and even regular homes on the market slipped in ranges from 0.3 percent to 1.7 percent.

The value erosion can be attributed to lowball purchase prices that buyers and sellers are agreeing to in haste. That?s just one deprecating factor. Another negative factor is unfolding in metropolitan areas like Phoenix, where investors are rushing to foreclosure auctions and blindingly bidding on properties that are truly distressed, and not just in the financial sense. Hurried investors are outbidding each other in a frenzy and often walking away with titles to homes that are in major states of disrepair. Right off the bat these investors are in a losing proposition, as they will likely be forced to invest more in home repairs than the home is really worth.

The auction bidding wars mentioned above do nothing to existing home values since they are not counted as comparables by appraisers. These are irrational upfront investments that will be hard to recoup even with favorable lease agreements. The worst part of this situation is that it might create disappointed investors who may let their new homes sit in disrepair for a long time.
